Industrial yard paving in Surrey
Surrey has some of the largest industrial land in Metro Vancouver. Campbell Heights Business Park along 192nd Street is one of BC's biggest, covering hundreds of hectares of warehousing, logistics and light manufacturing. We've paved yards in Campbell Heights and throughout the Cloverdale Industrial area along 176th and the industrial blocks off 64th Avenue. These aren't driveway jobs.
Industrial yards see daily traffic from semi-trucks, forklifts, container handlers and heavy equipment. Standard residential asphalt spec doesn't hold up. We build industrial surfaces to handle axle loads: deeper granular base, higher asphalt thickness, and compaction targets that match the expected traffic. We also pay close attention to drainage because standing water in a heavy-use yard destroys the base fast in Surrey's wet climate.

Loading dock aprons and truck turning areas
The worst asphalt damage in an industrial yard usually isn't in the middle of the yard. It's at the apron in front of the loading dock where trucks brake and turn, and at the gate entrance where traffic is heaviest. These spots need thicker asphalt and a well-compacted base or they'll rut and break down quickly. We focus extra attention on them.
Strata parking lots and laneways across Surrey
Surrey has tens of thousands of strata units across City Centre, Whalley, Newton, Guildford and the growing areas around Clayton. Townhouse complexes especially generate a steady stream of laneway and parking surface work. The asphalt laneways running between townhouse blocks take constant traffic: residents, delivery trucks, garbage collection, moving vans. They wear fast and need proper maintenance to stay safe.
Strata councils often defer resurfacing longer than they should because the decision involves owners and budgets. By the time the council finally approves the work, the surface is usually well past the overlay stage. We see a lot of strata lots near Surrey Central, around the Whalley area north of 104 Avenue, and in the Newton Town Centre neighbourhood that need full base-down replacement because the original paving was underbuild for the traffic load.
We work with strata councils, property management companies and strata managers to plan jobs around resident schedules. Phased work, clear advance notice to residents and careful traffic management during the job are standard practice for us on strata sites.
Strip malls, retail plazas and commercial centres
Surrey has commercial strips running along most of its major corridors. King George Boulevard from Whalley down through Newton is lined with strip malls, car dealerships, service businesses and grocery-anchored plazas. 104 Avenue around Surrey Central carries heavy foot and vehicle traffic around the SkyTrain station. South Surrey has newer mixed-retail centres at Grandview Corners off 32nd Avenue, Morgan Crossing near Thrift Avenue, and the growing area along 24th Avenue toward South Point Exchange.
Retail parking lots have a specific challenge: they can't close completely. Businesses need access. We plan commercial retail jobs around off-peak hours and weekends, and we phase the work in sections to keep the majority of your parking functional while we work. A grocery store lot we paved near Newton Town Centre was done in four weekend overnight phases, zero business days lost.
Drive-through lanes and approach pads
Drive-through lanes at coffee shops, banks and fast food locations along King George and 152nd Street see concentrated turning and braking in very tight spots. These areas rut faster than open parking because vehicles stop and pivot repeatedly in the same place. We build drive-through lanes with heavier asphalt spec and a reinforced base to extend the surface life.
School and institutional paving in Surrey
The Surrey School District is the largest in BC, with over 120 schools spread across the city from Semiahmoo Peninsula up to the Cloverdale area. School parking lots and drop-off loops take a specific kind of beating: they sit almost empty for ten hours, then get hit with hundreds of vehicles in a twenty-minute window at 8:30 and 3:00. That concentrated traffic in a short window, combined with months of low use, creates different wear patterns than a retail lot.
We've done parking lot work at elementary and secondary schools throughout Surrey and have worked with the School District on maintenance scheduling that fits around the academic calendar. Summer is the right window for school lot work, and getting on the schedule early is important because every contractor targets the same window.
Community and recreation facilities are similar. The Fleetwood Recreation Centre on 80th Avenue, Newton Recreation Centre near the Bear Creek area, Bear Creek Arena and Guildford Recreation Centre on 104th Avenue all have high-traffic lots that need regular attention. Churches across Surrey, from the large congregations near Cloverdale out to the newer buildings in South Surrey, maintain parking lots that see heavy weekend use and need periodic resurfacing.
Resurfacing vs. full replacement: how we decide
This is the most important decision on any commercial job, and we make it honestly. An overlay saves money when the base is still solid, the existing asphalt is bonding well, and the damage is limited to the surface. We'll walk the lot, look at the crack patterns, and in many cases do a base assessment by coring a sample to check what's underneath.
Alligator cracking across a large area, spots where the pavement flexes underfoot, and multiple potholes that keep coming back after patching are all signs of base failure. A two-inch overlay over a failed base is money wasted. It'll crack through in two or three years following exactly the same pattern as before.
When full replacement is needed, we mill or saw-cut and remove the existing asphalt, assess and correct the base, then build the new surface from the ground up. It costs more upfront, but it's the only fix that actually works when the base is gone.

- Most commercial parking lots need at least 75 to 100 mm of compacted asphalt over a properly prepared granular base. Sites with heavy truck or forklift traffic need more — often 100 to 125 mm on a deeper base. We assess the expected load before recommending a spec.
